A Southwest Florida resident since 2005, Melissa Wiens combines more than 20 years of local knowledge with a strong professional background and a relationship-focused approach to real estate. Having raised her family in Fort Myers, Melissa has a deep appreciation for the communities and lifestyle that make Southwest Florida such a special place to call home.

Before beginning her real estate career, Melissa spent more than 25 years in government consulting and military education. Her experience developed the organization, attention to detail, problem-solving skills, and commitment to service that she now brings to every real estate transaction.

Melissa works with buyers and sellers throughout Southwest Florida, with experience in residential homes, condominiums, investment properties, vacant land, and 55+ communities. She believes successful real estate is built on relationships, trust, clear communication, and understanding each client’s individual goals.

Melissa serves clients throughout Fort Myers, Sanibel, Cape Coral, and surrounding communities. A Few Things You May Be Wondering

Real estate comes with plenty of questions. Here are answers to a few of the ones I hear most often from buyers and sellers.

  • It’s never too early to start the conversation. Some sellers contact me months before they plan to list so we can discuss value, timing and what is worth updating or preparing before the home goes on the market.

  • I look at recent comparable sales, current competition, property condition, location, features and current market conditions. From there, we can discuss a pricing strategy based on both the data and your goals.

  • Some improvements can help with presentation or marketability, while others may not provide enough return to justify the expense. I can walk through your property with you and help prioritize what may be worth doing, what can be handled simply and what may be better left as-is.

  • Yes. I work with primary residences, second homes, condominiums and investment properties throughout Southwest Florida. We can discuss your goals and the characteristics that are most important for the property you're considering.

  • You don't need to be pre-approved to begin a conversation or start exploring your options. However, before we begin touring homes, I recommend having a current pre-approval in place. This helps us understand your budget, focus the search on homes that are a good fit, and ensures you're prepared to make an offer when the right property comes along.

  • There are still a number of steps between contract and closing, including inspections, financing and appraisal when applicable, title work, deadlines and other transaction details. I stay involved throughout the process and help keep everything moving forward.

  • In some cases, yes. An existing National Flood Insurance Program (NFIP) policy with building coverage may be transferred, or “assigned,” from the seller to the buyer. I can help identify whether an existing policy may be transferable and help facilitate the process by coordinating with the seller, buyer, insurance agent and closing professionals so the appropriate steps are addressed before closing. Because eligibility and requirements vary by policy, the insurance provider should always confirm the specific transfer options.
